Guest Terms & House Rules – 770 Suite

These are 770 Suite's terms of stay and house rules. We recommend reading them before sending a booking request — they apply to every stay in the unit.

Welcome to 770 Suite.

We're delighted to host you, and we ask that you follow the house rules to ensure a pleasant, safe, and respectful stay for all guests.

Making the booking, paying, or entering the unit constitutes your confirmation that you have read, understood, and agreed to all the terms below.

1. Check-in & check-out

  • Check-in from 3:00 PM.
  • Check-out by 11:00 AM.
  • Late check-out is available only with prior approval and subject to availability.

2. Payment & booking confirmation

Payment for the stay is currently by bank transfer or Zelle only. Once we confirm the dates are available, you will receive a personal link to accept these terms and make the payment. A booking is only finally confirmed after the payment has been received and verified by 770 Suite management. Until then the dates are not guaranteed, and another guest may complete payment for them first — if that happens we will notify you immediately and refund any amount paid in full.

3. Number of guests

  • Only guests listed on the booking may stay in the unit.
  • No additional guests without prior approval from 770 Suite management.
  • No parties, events, or gatherings of any kind.

4. Keeping quiet

The unit is located in a residential area. Out of respect for the neighbors and residents, please avoid excessive noise, loud music, and any behavior that may disturb others, especially between 10:00 PM and 8:00 AM.

5. No smoking

Smoking is strictly prohibited inside the unit, at its entrance, or anywhere on the property. This includes cigarettes, cigars, e-cigarettes, vaping, hookah, and any other smoking material. If this section is violated, 770 Suite management may charge the guest for cleaning, ventilation, odor removal, and any damage resulting from the smoking.

6. Liability for damages

Guests undertake to use the unit, equipment, and furniture reasonably and carefully. The guest is responsible for any damage caused during the stay, including damage to furniture, walls, floors, appliances, kitchenware, doors, windows, linens, towels, decorative items, and any other item belonging to the unit. In the event of damage, breakage, loss, stains that do not come out with regular cleaning, or a need for professional repair, the guest will be charged the full cost of repair or replacement.

7. Charges for damage or unusual cleaning

The guest agrees that in the event of:

  • Property damage
  • Violation of the terms of stay
  • Smoking in breach of these rules
  • Unusual mess
  • Lost keys
  • A need for special cleaning or professional repair

770 Suite management may charge the payment method provided at booking for the actual cost, upon presentation of appropriate documentation, including photos, receipts, or invoices.

8. Cleaning

Please leave the unit tidy. There is no need for a thorough cleaning before departure; however, in the event of unusual mess or unreasonable use, 770 Suite management may charge an additional fee for special cleaning.

9. Unit equipment

Towels, linens, blankets, kitchenware, appliances, or any other equipment may not be removed from the unit without prior approval from 770 Suite management.

10. Safety

  • Do not use candles, grills, portable stoves, or any other open flame inside the unit.
  • Do not move furniture without prior approval from 770 Suite management.
  • Turn off the A/C, lights, and water taps when leaving.

11. Personal belongings

770 Suite management is not responsible for loss, theft, or damage to personal belongings during the stay.

12. Termination of stay

In the event of a material breach of the terms of stay, 770 Suite management reserves the right to terminate the stay immediately, without refund, to the extent permitted by law.

13. Limited liability

770 Suite management shall not be liable for any indirect damage, loss, or expense caused to the guest due to circumstances beyond its control, including power outages, infrastructure failures, extreme weather, force majeure, or unforeseen events.

14. Privacy & use of information

All booking details and guests' personal information will be kept confidential. The information will be used to manage the booking and stay, as well as to contact you and send updates, promotions, and marketing content from 770 Suite, in accordance with the law. You may request removal from the mailing list at any time.

15. Governing law

These terms of stay are governed by the laws of the State of New York, and any dispute shall be heard in the competent courts of the State of New York, unless the law requires otherwise.

Guest declaration

  • I have read the terms of stay and house rules.
  • I understand all sections and agree to abide by them.
  • I understand that I will be responsible for any damage caused during my stay, as well as for unusual cleaning costs or breach of the terms.
  • I confirm that in the event of damage, breach of the terms, or a charge for unusual cleaning, 770 Suite management may charge the payment method provided at booking, in accordance with the terms above.
  • I agree to receive updates, promotions, and marketing content from 770 Suite (can be removed at any time).

Once we confirm your dates are available, you'll receive a personal link where you'll be asked to accept these terms and make your payment. A booking is only finally confirmed once the payment has been received and verified.
